Suburban Research, LLC provides the county title search for the title insurance agency when homeowners buy a house or refinance their mortgage. We search the records in the county courthouse and compile a report showing all the open liens affecting the property.  Our company searches exclusively in Middlesex and Somerset Counties, New Jersey.

 

 

60 year title searches   

$100.00      For a purchase, most title insurance agencies require a 60 year title search. We create the chain of title showing all the owners of the property for the last 60 years. Then, we run each owner's name in the indices during the period they were in title. We look at every deed and mortgage recorded under our party's names. From there, we photocopy all easements, restrictions and open mortgages that pertain to our property. Our finished title search will include:

 

  • Examiner's Report summarizing all liens found on the property
  • Tax map and filed map showing lot and block
  • Deeds for all owners going back 60 years
  • Easements and restrictions pertaining to premises in question
  • Any open mortgages made by owners in the chain of title
  • Open county judgments within the last 20 years
  • Index work showing all documents we looked at

 

Record owner title searches   

$75.00      For a refinance, most title insurance agencies require only a record owner title search. We complete a title search as described above, but run only the present owners of the property. These searches generally do not include any easements or restrictions on the property.

 

 

Foreclosure title searches   

$85.00      For properties in any stage of foreclosure, we do foreclosure searches, which are record owner title searches with full copies of all documents. Usually we find a filed Lis Pendens noted on the mortgage in default.  The Lis Pendens tells us that there is a pending lawsuit and the mortgage is in foreclosure.

 

For the general public interested in purchasing a property at a sheriff's sale, we recommend hiring an attorney to guide you through the process.

 

 

Co-op (cooperative) searches   

$50.00      A Co-op search is a record owner search on a co-op unit. We run the cooperative association and the unit owner in the indices.  Since co-op unit owners do not own the actual property (only shares in the cooperative association), there is no deed or mortgage recorded by them.  Accordingly, co-op searches entail:

 

  • Runsheet summarizing liens on the co-op unit and showing index work
  • Tax map showing lot and block
  • Deed into the co-op association for the entire property
  • Open county judgments within the last 20 years
  • UCC Financing Statement made by unit owner 

 

 

Document retrieval  

We can retrieve any document recorded in the county record room.  Deeds, mortgages, leases, trade name certificates and federal tax liens are a few of the document types that are filed in the record room.  Prices for document retrieval and miscellaneous searchwork vary.

 

 

Deed copies for homeowners

$25.00      The newest addition to our services is our e-commerce website for homeowners to order deed copies and pay by credit card.

 

 

Projects

Suburban Research, LLC has veteran title searchers on call who tackle our project work. This may include: cell phone towers, unknown owners, railroads, right-of-ways and court cases for claims.  We quote prices for projects upon review.
